What does it cost?

Flat per-file fees: $450 buyer side and $499 seller side for full contract-to-close, or $700 for Concierge Weekend Service with 7-day availability and direct call/text access. If escrow falls out, you owe nothing. Compliance-only review is quoted per file — email me the details.

Who do you communicate with?

You. My client is the agent — you remain the primary point of contact for your buyers and sellers, and you stay responsible for all negotiations and for explaining contracts and terms to your clients. Your clients only hear from me for necessary signature requests and transaction-related emails, with you always copied. Vendor-side (escrow, title, lenders), I communicate directly to keep the file moving.

Which platforms do you work in?

Skyslope, DocuSign, Authentisign, ZipForm (car.org), and dotloop, plus direct coordination with escrow, title, and lenders. MLS input stays with you — I don't touch your listing data.

Can you take over a file that's already mid-escrow?

Yes. I'll run a full audit of what exists, flag anything missing or at risk, compute the remaining deadlines, and take it from there.

Are you licensed?

Yes — California DRE #02040987, plus the C.A.R. Certified Transaction Coordinator (CTC) designation. Your file is handled by someone accountable to the same regulator you are.
